Roofing is measured by the square. When a roofing company gives you a estimate and it says the house is 17 squares for example. That means they measured the roof and it comes to 1700 square feet. A square of roofing  is 10'x10' area of the roof. A square equals 100 square feet.

Here is a cheat sheet of roofing prices by the square for a basic home.

  • 15 squares (45'x30') $8,500.
  • 20 squares (60'x32') $11,000.
  • 23 squares (60'x30'x18'x28') gabled house $12,750.
  • 28 squares (70'x30'x20x35') gabled house $15,400.

What Will It Cost To Get A New Roof, Here's A Price Breakdown?

  • You can expect to pay $125 - $450 per square (10'x10' area) for the roofing material. (see different kind of roofing materials below)
  • A roof tear-off (removing all the old roofing) will cost at least $150 per layer and per square.
  • You should expect to pay at least $100 per square for labor to install the new roofing.
  • If you have any plywood sheeting that needs replaced figure at least $75 per sheet.
  • Drip, Valley, Wall and Edge Metal are extra material that you should check to see if they are on the estimate. All new roofs should include new metal.
  • Air vents are a must, they help the house breath and also reduce the risk of mold.

Many roofing companies will ask you for a down payment, don't let this scare you. I would break the payments up into 3 or 4 stages. I think a 1/3 of the total for the down payment is reasonable.

 Not all roofing companies have deep pockets.

If your roof repair calls for a new roof, laminated 30 year roofing shingles are a great shingle to use. They have a good rating against wind, and if they are installed using 5 nails instead of 4 nails they handle the wind GREAT. What are the best choices for roofing materials?

  • One of the beat and most affordable roofing materials is the 30 year laminate architectural roofing shingle. followed by the Presidential type shingle, these are a heavy duty high wind rated shingle for roofs with a pitch of 5/12 or greater. 
  • Metal loc-seam roofing, is also a great roofing system. It can have a lifetime warranty on the product and can be in multiple colors. the only bad thing about metal roofing is it can be really loud in a rain storm... 
  • Ceramic tile roofing, is a system that is not really for any home. It is best in a dryer climate and the home needs to be engineered to handle the weight of the roofing material. Ceramic Tile Roofing is very brittle. 
  • Cedar shake roofing, Yes Cedar is a great looking roof, but it needs to be maintained often, like every 3 years at least. Some HOAs will make you replace your roof with cedar shake roofing or the Presidential roofing system. I would go with the Presidential roofing. 
  • Flat roof material, TPO or PVC roofing material is the newest way to roof a flat roof structure. TPO style roofing material has taken the place of torch down roofing. But there is still a need for torch down and hot tar roofing companies.

Roofing systems you should try to stay away from:

  • 3 Tab Roofing Shingles, a 30 year laminate architectural shingle is about the same price.

  • Roll Roofing has it's place but not on a normal house.
